GBIS – The Great British Insulation Scheme
The Great British Insulation Scheme (GBIS) is an extension of the ECO4 programme, designed to assist properties that don’t qualify for ECO4 funding. It typically supports properties with an EPC rating of D or E that have a mains gas condensing boiler but lack cavity wall insulation or require a loft insulation upgrade.
Through GBIS, eligible properties can receive single-measure upgrades, such as cavity wall insulation or a loft insulation top-up, at no cost. Current Building Regulations require loft insulation to be 270mm deep, but at Delta Surveys, we go beyond this standard by upgrading to 300mm.
Why the extra depth? EPC software rates 270mm as ‘Good,’ but 300mm earns a ‘Very Good’ rating, resulting in a higher SAP score. This seemingly small difference can have a big impact on EPC bands. For instance, upgrading loft insulation to 270mm might leave a property in EPC Band D, but increasing it to 300mm often raises the property into Band C, providing significant benefits.
